Before
I get excited every time someone tells me they want to
do a home make over. Especially if the home is a plain one. I’m a believer that
every home has potential, and that virtually every home is a Cinderella waiting
to be changed into a beautiful princess. With the rapidly climbing property
values California is experiencing, the value in doing such projects has
increased dramatically over the last few years.
This is just such a project. The home, owned by Vince
and Patty Mastracco, started out just like many other homes scattered throughout
our area. It was small and plain. Forty years old with tiny rooms (especially
the master bedroom), a bad roof that sagged over the garage, peeling wood
shingle siding, wires strung outside the walls, antique stucco stone decor, and
single glazed windows, were just a few or the issues.
After
Right off the bat, I liked two things. One, the lot was gorgeous and in a great location. Two, height. I like height because it allows for drama. We took advantage of the height by creating a higher, more open columned entry with an arch barreled ceiling that beautifully frames the door Vince and Patty had chosen. We also arched the garage door, getting away from the sterile garage opening that most homes possess. We corrected the sagging structure and installed larger fascias, seamless gutters, and a new, modern roof.
Before

The owners wanted more space. We accomplished this by expanding off of the back of the home, adding a luxurious 600 sq. ft. master suite upstairs, and a spacious 500 sq. ft. family room downstairs. In addition to this we used existing space to provide for an upstairs laundry room, so Patty needn’t climb stairs to accomplish this daily task. We created arched openings and rounded corners throughout the downstairs updating the decor and placed additional windows for increased light and views.

After
Single glaze windows, poor insulation, an inefficient HVAC system, and inadequate weatherstripping were costing the Mastraccos a lot of money. We replaced all of these, added a second HVAC unit for upstairs comfort, and increased the insulation in the roof to R-38. The wall insulation was raised to around R-18 by placing a one inch layer of Styrofoam to the exterior prior to coating the walls with a beautiful and durable stucco coating. This came complete with large stucco moldings around front doors and windows, and 12" diameter columns supporting the porch roof. All windows are Low E and dual glazed.
The new Master Bedroom has high gabled ceilings, and a luxury gas fireplace that lights with the touch of a switch. Included in the master suite is a 10' X 11' dressing room for comfortable changing and storage. On the south side we created a private balcony for those summer evenings when the delta breeze invites outdoor relaxation. The Master Bath is now open, airy, and modern, complete with a 4x7 tiled shower which sports dual shower heads and a comfortable built-in seat for the lady of the house.

The family room is wide open with windows on every wall. Sliding glass doors lead to the new pool as well as off to the spacious patio which includes a gas outlet for the new barbeque.
How do the homeowners like it? Vince, a local talk show host at Sportstalk
1140, and Patty, a freelance food stylist, are thrilled. They say the best
compliment was by a friend who asked them if they tore down the old home and
built a new luxury custom in its place. No. Cinderella just needed a new dress
and some glass slippers.
